Their estate agent will deter them from taking their house off the market and if you put in an offer of £170,000 when you're completely unproceedable then you've already created competition and set the benchmark for anyone else wanting to make an offer.Everything that is supposed to be in heaven is already here on earth.

How much do you want this house, and how much can you afford to pay? If it really fits the bill and nothing else comparable is likely to come up, will you kick yourself forever if you miss out for the sake of a few K?
If you really want it and can afford it, put in an asking price offer and as Doozergirl says, start selling your place hard.
If they have an asking price offer, but unproceedable, even if they dont take the house off the market it may at least deter them from accepting a proceedable lower offer.0 -

I know its not very MoneySaving but my view is that if you have find somewhere you really know in your heart is right, then it could be money well spent.
sometimes its just not worth taking the risk of missing out, in order to try and save a few bob. Not all the time though obviously - and its always a wise precaution to sleep on these types of decisions I think!0 -

Moving house costs money and this is something they will have factored in before deciding to move and they may even be getting some relocation help if it's a work thing. It sounds like they'll want to move quickly though so you may lose out to a chain free buyer if you bargain hard. My guess is they'll want at least what they paid so start there and go up in small increments only if necessary. With an older property you could perhaps offer the asking price then haggle them down post survey once it's off the market but unlikely with a 5 year old property.

Just a word of caution, had you thought that there might just be another reason for the quick move... 3 mths you say? Might be worth investigating in case of noise? neighbours? something else that might make you regret buying.... I hope nothing untoward is happening but it can't hurt to ask... and legally they are bound to tell if there are problems with neighbours etc.....#6 of the SKI-ers Club :j

I had thought the same, but the reason, and explanation, they gave appears very sound. (I wont go into personal details here, on the off chance they're reading.....) But yeah, I'm happy with their reasoning..... and can't see any neighbour issues. We've also been down that area 3 evenings in a row, inc weekend and a week night and can't see any issues.... you could hear a pin drop down there!0 -
Well, our offer has gone in today, at just under asking price, and we've got the first viewing of our property on Friday.
