Do all properties appear on propertysnake?

Hi, I've viewed a property recently. Advert states that his been reduced by £25K.
Before I decide on weather to put an offer in and if so, how much, I tend to do a bit more research.
I normally look at previous sold prices on same street/area to get an idea but also how long property has been on market and initial asking price using property snake.
This property doesn't appear on PROPERTYSNAKE. Is that normal?

Obviously it's not a conventional estate agency, could that be the reason. Is there any other website that might have info?

Not sure about not appearing on propertysnake, but it does show on netmouseprices website, its been on for 49 days, dosent show any reductions though whic i find odd.
Anyway if its any help here are sold prices on that rooad since 2001.
no 7 -£97k oct 09
no 23 -£137k -july 05
no 15 - £73k nov 02
hope that helps abit, if its been reduced 25k then unless its miles larger id say is massively overpriced and looks like it needs a fair bit doing to it, just my opinion but id go in way under that !:T:j mseswgwa:j0 -

Propertysnake originally drew its data from Rightmove. But then Rightmove told them to stop it immediately. Propertysnake now draws its data from other sites, but not Rightmove. Which sites it draws from you would be able to ascertain by going through a few of the links and making notes.0

I can see it was on at £124,950 until 21 May 2010, they must have changed agents at that date.
They bought it for £55k in May 2001, so it must be number 5.0 -
Just tried a search, and below the search results, it says 'Listings provided by Oodle' - so if it's not on Oodle, it won't be on Propertysnake, apparently.....0

I put an offer in yesterday. Being a FTB I was unsure exactly how to pitch it considering the marketing says Offers in Excess of £100K. For noobs like me it makes you think that anything less (or even the actual advertised price) would get dismissed.
Anyway, started off at £90K and we settled at £95K. Just need to get the ball rolling now.
I hopefully intend to sell the property in about 7-10 years.0 -

Though initially when I saw who the estate agency were I did a search on here. They do charge more than regular EAs. They say they specialise in ppl who want to sell quickly. In my opinion, this property was priced to sell. Wasn't much below what it could have been sold for (may be 10K less, certainly not £25k)0 -
