Potential buyers coming for second viewing

Had a couple view our house last night and they've asked to come back for a second viewing on Thursday:j

We're obviously really pleased about this but the appointment has been scheduled for 1.30pm on Thursday when my partner who owns the house will be at work.

I was under the impression that a second viewing would involve more indepth info about the property, looking at utility bills etc. They have already issued the EA with a long list of questions and I think that they would benefit from speaking to my partner, especially as he wasn't present for last night's viewing.

Should I encourage them to reschedule to the evening or is it not such a big deal?

    Some buyers want to meet th vendors, some do not (and feel awkward).

    Maybe let the estate agent offer to reschedule the appointment, to the evening, IF the buyers feel it might be helpful - no pressure either way...

    Why do all the questions have to be answered at a viewing, at your house?

    Why can't you, your partner or both meet these people at your EA's office at a more convenient time?

    It doesn't have to be during the viewing but it would certainly make more sense as we would have all our bills, paperwork, etc to hand and we could show them things in the house they might be interested in rather than trying to explain to them. It would also save us all having to travel to the EA's office on a separate occasion, they have quite a long journey to view the house so thought that this would be more convenient for everyone.

    A first viewing tends to be one where you find out whether the place "feels" right. A second viewing is where you might want to measure up and check things in more detail. Things like utility bills etc can all be done by phone calls or emails later. Suggest that you tell the potential buyers that you won't be able to make the second viewing at that time, so if they are happy with that, then go ahead. If they would rather speak to the vendors at the same time, then they should reschedule.

    Utility Bills? Never thought to look at those! If anything, shouldn't the EPC give an idea of what the bills would be like?

    Agreed. Put the ball in their court. If they want their questions answering while they are at the property, they'll have to schedule their viewing at a time when there is someone there to answer their questions. If they want to view it on Thursday afternoon, they'll have to accept that they'll need to ask their questions another time.

    ...and if they've already provided a list of questions to the EA, has the EA passed this to you, and tried to address some or all of them in advance?

    Yes they have passed on a very long list of questions, many of which would be much easier to answer if they were in the property as it involves pointing things out, etc.

    I'm going to call the EA today and just say no pressure but if you can make it in the evening it would be easier to answer your questions fully.

    They've asked for examples of utility bills, they seem particularly clued up;)

    We've given the agents some rough averages over the phone but they can probably see more if we show them actual breakdowns of the bills when they come over for the viewing.

    I think asking to see actual utility bills is a bit cheeky, to be honest.

    You'll have an EPC, and you can tell them what your average spend monthly, quarterly, whatever.....
