Help needed - defective lease?

Hi there,

I've just read the lease of a flat I'm hoping to buy and it says that part of the "demised premises" includes a garage built in the garden. It can be seen on the plan of the garden but the problem is is has been demolished - it's no longer in the garden. I'm worried because the description of the demised premises specifically refers to the flat and "garage". Will I have to rebuild it and if so ask for a reduction to cover this. Am really worried so if anyone has any advice that would be great.

    I can't help hugely on this but just wanted to say that I feel sure that you wouldn't have to rebuild it. Presumably you're buying a leasehold flat - in which case you're just buying a long lease and part of what you're leasing isn't there anymore. Probably a good idea to seek advice from your solicitor though.
