Advice wanted - giving notice on rental property

I gave 1 month notice to my letting agent on 15th June, 1 day after my rent went out. They informed me that because I gave notice 1 day after my rent went out that I'd have to pay the next month rent on 14th July and potentially still be in the property until 13th August.

I was always under the impression that my right was to give 1 month calendar notice so if I give notice on 15th June, I could move out by 14th July. Could someone let me know if I am correct or completely wrong here?

They have also said that the landlady would be happy for me to move out earlier than 13th August if she found a tenant to move in before then. This has now happened and they have found a tenant who wishes to move in on 27th July. They want me to move out by 20th July and hand over the keys but wish me to pay rent up until when the new tenant moves in a week later. They say this is fair because the landlady is being flexible in allowing me to move out earlier but this doesn't seem quite right to me. Can anyone clarify whether or not they are within their rights to do this?

They have also said they intend to take the full payment for the rent 14th July-13th August and will then later refund the difference. I am a bit uncomfortable with this as not sure how long they will take to refund the difference, especially as I have to consider the costs of moving into a new place as it is. Am I within my rights to cancel the standing order and just make a payment for the amount due for the days I stay past rent day?

Any thoughts and advice would be much appreciated! :)

    Legally this is correct, assuming that your monthly rent period ends on the 13th of each month.

    Afraid your LL is correct with the rent; it's one calendar month from a rent date...

    I'd call her bluff on the moving out date, and tell her no thanks, you'll stay until 13th August as you don't feel it fair that you pay a week of rent when you can't stay there.

    Silvercar is correct. So basically if you want to leave any earlier than this, you'll have to negotiate with the LL and accept their terms. What they are proposing doesn't seem all that fair, but the alternative is to make you stay to 13th August.

    If it was me, and I didn't HAVE to move, I'd stay until 13th of August. If you NEED to leave earlier, then unless you can talk them round, you'll just have to accept their proposal.

    By accepting their proposal you leave the LL with no void period at all. If you stay until 13th August, they risk a void. Perhaps you could point this out and settle for something in between?

    IF you have a periodic tenancy AND the rental period is monthly, you must time the expiry of the notice with the rental period - it's not just a case of submitting a calendar month's notice at any point effective immediately on issue. The Shelter website gives excellent info on how to end a tenancy, including examples.

    The 14th is the first day of your rental period, not the last. By giving notice to end on the 14th, you are into your next rental period. You should have given your notice on the 13th (or before), to end on the next 13th.

    Not necessarily. If paying monthly under the original contract then the stat periodic rental period is still a month but a statutory periodic agreement begins the day after the expiry of the Fixed Term , which may or may not be the rent due date
