He said that the guarantee was most likely void because he found some different felt patches, possibly from another company.
Quoted £2500 + VAT for refelting the whole thing, £4500 - 5000 for tiling.
We've been trying to find out why it's felt when all the other house roofs are tile but it was done several owners previously. It's clearly an unsuitable material for this particular location.
Everything else about the house is good quality but if they're unwilling to negotiate (and so far they've made it clear they are) then we'll have to look elsewhere. I doubt any other FTBs will come along before winter kicks in.0 -

I'd guess that you've answered your own question when it comes to why a tiled roof was replaced by felt - it was probably done to save money when the roof needed repair in the past.0 -
I wonder if it could be felt because the roof timbers are in a bad way and do not support (heavier) tiles any longer? from memory I believe that re-roofing prior to 2006 also required building control approval; so you could just ask the BC office if the work had BC approval.
also I agree with what has been said before that a house with one problem apparent may have other problems not visible, as the same previous owners may have done other repairs/alterations on the cheap. I certainly made that experience myself with my first time purchase.

if you are paying top dollar get a structural survey including roof space.... a few hundred quid on this may save you thousands later on...
i also thought about the weight issue.... felt is a LOT lighter in weight than tiles or slates..... this could, repeat, could, mean that the roof timbers are compromised whihc is why you need a proper survey0 -
