Declaring addresses when applying to rent

Hey all,

When making an application to take on a tenancy via a letting agent, does anyone know what information their credit/reference check can actually uncover. If I didn't declare a previous address, would they know?

I ask because unfortunately I've had issues with being knocked back because around 2 years ago I struggled to keep up with rent on a place once my partner moved out (council flat) and fell into arrears for a couple of months, though eventually cleared the debt and moved out back to my parents. I'm in a much better financial position these days but that period is hanging around my neck and if I can, I don't want to declare it, just stating I've been at my parents throughout the whole period.

    If you are asked and don't declare this address then technically you are committing fraud.

    A much better approach would be to be up front about this episode, explain your side of the story and stick to LLs that operate in this sort of market and would be willing to consider you as a T.

    Offer a guarantor or pay 6 months rent upfront to get around issues with your credit report and to prevent you losing your referencing fees and not being awarded the tenancy for failing it.

    This is the kind of screening you can expect if comprehensive checks are undertaken

    what if you can't get a guarantor or pay 6 months up front?
  • Thanks so far. I guess I will put down the address on the application form and explain the situation to them before handing over the administration fee, and see whether it's worth going forward.
