We're off to Tuscany in August, staying in Artimino ! Our first time In Italy.0

Certainly beach resorts will be completely booked anywhere in Italy in August.
As others, recommend Lucca. Plenty to see here; close to Pisa and Viareggio as described above.
If you are musically inclined, frequent concerts in the theatre at Lucca. Pucinni lived close by at Torre del Lago
We have stopped at:
http://www.albergocelide.it/index.php
Which is quite convenient for the station, and just outside the city walls. Don't know if it's within your budget.
Good breakfast, but you need to go into town for dinner. You won't be allowed to drive within the wallsNeil0 -
You won't be allowed to drive in Pisa either.
Drive down and turn left just as you get to the city. The road takes you along the north side of the city walls, over which is the Campo de Miracoli, which is where the Tower etc is.
When we were there we have parked on this road, and also in the housing area on the left.
Bit of a walk to the end of this road to the first city gate.
But you will have a bit of a walk from the station.
Many Italian cities have central areas limited to local traffic.
If your hotel is within one, ensure that the reception records you with the local authority, otherwise you will get extra charges to your card from your car hire firm, and eventually a fine from the LA.
There is some question about the viability of the fines, but the car hirer will charge you for telling them where you live!Neil0
