Guys, I appreciate the replies, but comments along the lines of "it will sell in a couple of months" and the like aren't really helping.

Well, you've been advised how they operate, warned of the potential pitfalls and received suggestions of alternatives.
What more do you want?
If it hasn't sold in 18 months there is a simple explanation. You have over-priced it. You dropped the price? Clearly not enough or it would have sold!
One of the companies you are now considering will simply do what you have not. Drop the price. Considerably. And then just before exchange of contracts they'll drop it again. You've been repeatedly told that so I fail to understand what more 'help' you want.
Though I suspect there is more to your situation than you are revealing.0 -
No expierence with those businesses im afraid.
Have you tried getting your EA to drop the price dirt cheap and put 'Quick sale needed' in the advert - should grab some attention.
In conjuction with this you could have a open day at the flat, get EA to line up as many viewings as possible and advertise in local paper etc.

You say it's been for sale 18 months, which means you put it up for sale 6 months after buying it.
Are you trying to sell it for more than you paid, and is the price you paid showing on the property price websites, like zoopla, nethouseprices, or ourproperty?
If so, and I were looking to buy, I'd be saying to myself "Why should I pay more than they paid for it?"0 -
