House owned by equity loan company for sale

I am desparate to buy the house next door to my mums... it belonged to an old lady who has recently died, some of her relatives clearing house and said she had claimed most of her equity from the house meaning she owned less thn 3/4 of it, therefore the company..NPI retirement services are taking over the sale in the near future.
the house is valued at £180000/190000 but I think with slow market they would struggle to get this...more like 170000 which is what i am aiming for
I have written to NPI to express my interest...
Do you think it would be reonable to ask if a house swap would be possible? as I know mine would sell a lot quicker as all work done whereas the house we want needs a lot of work, there are 2 in the road that have been up for sale for a long time, no buyers.
I dont know if these companies are prepared to wait for the sale of your own house to go through before buying theres?
Any advice greatly appreciated
