I am in a right pickle re selling the house! Survey issues on new house.

Hi guys

We had two offers over a weekend a month or so back. We have been on the market for 6 months with this agent and was considering a change. One offerer was a FTB, the other in a long chain. We went with the latter as she offered 7k more. The chain was discovered to be broken and we decided to go with the FTB. After 2 weeks they discovered they couldnt arrange a mortgage sufficient to buy a house.

So we went back to the chain person and everyone in her chain is now back on the market. She is still keen on ours. We havent informed our vendors yet of the situation and debating whether a week or two could make a difference as it would need only one of the 7 properties to sell to get back on track.
Should i front up and tell them now we arent proceedable or should i wait a week or 2 to see if anything happens so as not to lose the property we want?

We are supposed to be buying another house. The survey came back with the following:

1) condensation found on 2 double glazed windows in between glass panes. Suggest getting costing for replacement windows as it would suggest all windows will need replacing
2) damp found in downstairs bathroom (suspected plumbing as cause)
3) Electrics, limited abnd loose earthing notes
4) sealed flue should be ventilated to stop condensation

The surveyor says that in present condition property is worth what I have offered. Similar properties are between 7k less and 3k more than I am paying.

Question is, if we do end up buying this house, would it be fair to get a quote for replacement windows and renegotiate the price? or by the fact the surveyor has said in current condition it is worth what I am paying, I should bear the full cost myself?

    You wouldn't necessarily need replacement windows. In many situations the glazing can simply be popped out and replaced, just as hard as replacing a broken pane of glass, so cheap. Think more £30-50 than £300-500.

    Can you find out how old the glazing is/what year it was fitted?
