Everyones circumstances are different so there is no 'cheapest' mortgage. You should speak to a broker who can search the whole market for you based on the criteria you want.

All you need to do is have a look at lender's websites or comparison sites to see what rates are available.

Simple answer is yes - there are plenty of rates lower than what you are currently paying.

However, what it best for you depends on (but not limited to):

    1) Your circumstances
    2) What you what from the mortgage i.e. offset, all in one mortgage, etc

    What is the property value?
    What is your income?
What term is left on the mortgage?
    Interest only or repayment mortgage?

andrew28, easy answer: you have a One Account. It's one of the most expensive mainstream deals available unless you have tens of thousands moving into and out of the account each month.

catsneel, usually by the One Account people mean their current account mortgage. From the interest rate andrew28 appears to have one of those with 50-75% L(F)TV. That suggests the availability of a large number of highly competitive rates. He's likely to be able to save 600 or more a year in interest unless other factors like credit record problems interfere.

I know that they offer a flexible mortgage with a 12 month discount to 4.99 and 5.80% after that. Easy to beat if that's the one you meant.

Well if he doesn't mind extended tie-ins (in the hope that in 2 years the current cycle will have peaked) then Market Harborough offer 2.45% for 2 years (was 2.25%) with a £495 fee, free legals, valuation. A calculated risk but o.k for some.
