The thing that has annoyed me the most is the fact that the EA has taken advantage of her because she is the kind of woman that just agrees with everything in order to avoid any confrontation.
Shes very nervy and I think they will have picked up on this and taken advantage of her?:mad:

Oh dear not a good one this really. If the ea knows its been valued at what you have offered even with the work that needs doing and has passed the info on then its a tough one.
The choice you have is continue or pull out, if the seller wont budge on price im afraid. it depends if you want to do/pay for the work to be done yourself ?:j mseswgwa:j0 -
I think we are going to put our cards on the table now and just put in an offer of 72k (as opposed to the 73k we initially put in) as our final offer.
I think she would be foolish to reject the offer considering we are in no chain and can move within the month.
Her alterative is put it back on the market and arrange viewings again and no doubt get very similar if not lesser offers from other potential buyers.
Their surveys are only going to say the same as ours and therefore she will be in exactly the same position with any other buyers.
Risky I know but im sure that common sense will prevail on her part??0 -

Hi,
I would still wait before putting in another offer, I would get the specialist to look at what is required regarding the damp course, then sleep on it before coming to a conclusion.
You highlight you are a first time buyer, thefore you really need to use that to your advantage.
The work may cost 2k to carry out therefore talking about money before this report comes back is a no no for me.
Your should be in control here, you are buying a house that you cannot exchange on at present as some work needs doing, lets find out how much this work would cost............:rotfl:0 -

Thats exactly what we are choosing to do now.
We are going to wait for the results of the damp-proof examination then let her sweat for a while.
Shes made it clear that she will not move on the price but, like you say, we are in control here.:D
