Can I reclaim management fees from LA who didn't do their job?

I've posted elsewhere on this forum about a LA who has been managing my property for 2 1/2 years. They didn't do their job basically, whilst charging me 15% & VAT every month: never reminded me about gas safety cert; didn't carry out inspections at the correct intervals; didn't reissue tenancy agreement within the correct time period, etc.

I sent them a really strong legally worded letter about all this and have their written apology and admission that they did not do all the things they should have. They have let me taken back management of the property without giving them the 3 months notice they wanted, and have been very accommodating in returning the tenants' deposit, renewal fee, and supplying me with ourtstanding invoices, etc.

However, as their service was very poor, I feel I should be entitled to a partial refund of the management fees (I've paid them over £4,000 in total). The manager I have now been dealing with has bent over backwards to resolve the other issues so I feel a bit embarrassed to ask, but I really feel I have been fleeced. What percentage of my fees would it be reasonable to ask to be refunded? And how do I justify whatever percentage I ask for? I thought 25% of the total fees paid would be reasonable.

Has anyone successfully reclaimed management fees from a LA before who can advise please? Thanks...
