splitting up - so confused- HELP PLEASE !!!!!

Hi,
I split up with my ex-girlfiriend in March 2006 and the transfer of equity has just gone through so the house we bought together is now under my name. The split was amicable and despite it taking longer than expected it is now all sorted with little hassle! (thank you for the helpful advice i got here on this forum - it helped me so much)
I now have a new girlfriend who is in a similar, but altogether a much more difficult situation to myself, and i was wondering if i could have some advice as i really dont know what to advise her anymore!?!?
She has lived her ex-partner for 9 years and they drifted apart. She decided she didnt want it anymore and despite him being very awkward, she managed to put the house up for sale in March and despite having a lot of interest still no offers have been received. She moved out of the house in July when he became very angry, and aggressive, as he found out that she had been on a first date with me and thus she is now living with her father.
The problem is that he keeps saying he wants to buy her out, but he has been told that he cant finance it by the one place that he has visited. He is very bitter and will not do anything to sort things out quicker and refuses to visit any other lenders!!!
She wants to get on with her life and either sell the property or let him buy her out....but i just cant see a solution to the problem as he will continue to be awkward/impossible.
Please help me ...i just want some advice on how she can push him to do things. I feel it's rather like a divorce but without any structure.... therefore should she see a solictor?
Also, if they do get an offer on the house he will definitely be awkward about that - is there any way she could control that situation?
They have some joint debt (about 5 grand) that needs to be split, but how does she split that when he is being awkward?

p.s. just to let you know what sort of character we are dealing with he has threatened to knock my teeth out, kidnap and torture me if i speak to her again, despite him not being with her for 6 months plus (but that is another story that i am taking care of - so no advice required there).

In all fairness its best to keep out of these situations its upto your girl friend and him to come to an agreement or take it to court.If it doesnt pay rent sell it.

let her solicitor advise her, a non-cooperative joint property owner, can be made to cooperate by a court if necessary. if threats occur, do keep a signed and dated record of each one, so that her solicitor has a "body of evidence" if necessary .0
