    Thank you for the comments. I do agree with them but if I had taken those out I probably would have had a very short letter with no reasons at all to ask them to reconsider (bad ones or good ones).

    Personally i would do as you say and sell up (even if that means dropping the price) and rent somewhere smaller for less than the mortgage payment amount.
