NEED to sell

Hi
Our flat has been on the market for 7 weeks, we have already dropped the price, was valued at 85k, we have dropped to 79,995 (Scottish property), we have only had one viewing.
We have seen a property (new build) we really, really want however, we don't want to pay a holding fee until we sell ours. We are thinking of changing agents, as we have been unhappy with the service we have received (basically they put on rightmove and thats all, they also used pictures we didn't want and a few other bits).
We are considering going to another estate agent, what questions should i ask to ensure that we get the best possible service - first property we have sold.
Many thanks

7 weeks is not long in the current housing market.
If you wish to change EA, you will need to read your contract to be clear about the tie-in period, and any charges that become due on ceasing the contract.
So many times, there are threads of "I changed EA, they suggested a new pricing strategy and it sold really quickly"...they might as well have tried another price reduction, themselves.
If Rightmove is not attracting viewings, you have to ask yourself why. Vast majority of people browse Rightmove. What makes your place stand out against the rest of the similar properties ?
Check the photo quality. De-cluttered. Neutral colours. All the usual property !!!!!! stuff, that has been repeated ad-infinitum on a dozen TV channels for 5 years...Found your place on some old threads. Looks ok at first glance.

BUT, putting your postcode into Rightmove, turns up http://www.rightmove.co.uk/property-for-sale/property-26537800.html which makes me think that yours is overpriced.
What is the difference between this 2nd floor flat and yours, that is worth £15,000..?Hi, we've noticed that you don't have a signature to remove. If you're not sure why please read the forum rules or email the forum team if you are feeling left out.0 -
This is pretty simple advice, but I chose the EA because it seemed to be the one selling the most properties in our area, and I mean actually selling them, not just having them for sale. I have been impressed (so far).
You need to ask what marketing the EA will do; website, telephoning potential interested buyers, local paper etc. Also what follow ups do they do after viewings. Also you need one that prices you flat at a real, not inflated price (not easy I know).0
