BTW you will need to get building regs consent for the work. The new thermal regulations require you to improve the insulation of any roof, wall or floor when more than 25% is renewed or renovated. Unless the existing U value of your flat roof is 0.35W/m2K you will need to upgrade it to 0.25. As a guide the standard of 0.35 was introduced in 1995 - so if the roof is older than that it probably doesn't meet the threshold value. There is a condition that the additional cost should be recouped in 15yrs but given the rising cost of heating that shouldn't be too difficult.0

Roof is definitely older than 1995, can anyone explain this to me in words of one syllable, stupid female and way over my head.

A company called polyroof were one of the best products we found. We were agents for them but that was many years ago so I could not tell you if they are still in business. Firbreglass is a very good form of roofing but so is rubber if fitted correctly!! Which is the main problem, not the product but the workmanship!!
If you contact the NFRC ( national federation of roofing contractors) they will be able to give you names of companies in your area. They are one of the few federations who do not just take your money and give you a certificate, they actually assess you!!! If you have a problem with the job then you just call the NFRC, they come and visit you and make sure their members are brought to book. So a very good insurance for you and total peace of mind. Do a google search and you will find them because I do not think I can place telephone numbers on here.
Regarding the boards underneath, they may be chipboard which as stated is rubbish anyway, but they could also be other forms of timber flooring so make sure this is checked out. Also make sure that any new roof has adequate ventilation as if the extention is old it probably has not got it.0 -

I have also found this thread very useful, I am currently trying to get house and contents insurance and I am having a mare because our extention is flatroof and its up to 44% of our total roof cover. Cannot get wear and tear so might have to have a re-think on its covering.0
