Selling property - tips or advice please

I have a seafront property which has been on the market for 6 weeks, with 2 viewings. Although on the seafront road (which is busy) it is in good condition and with interiors. I also have a 'For Sale' board. Why am I not getting viewings. The estate agent is established and gave me a similar valuation as another. Is it worth going with 2 agents?
Thanks.
Thanks.

Got a url for the ad?
Don't go with two agents. Ask the first what they think the problem is.0 -
Have you researched land registry sold prices? Are you willing to post the Rightmove link?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

There's lots of towns with seafronts in this land. Want to give us more clues?0

Imagine you are buyer who wants to move to the same road that your property is up for sale in, but doesn't live in the area.
Try and find your property for sale. First do a Google and then look at the national propery websites. How easy is it find your property, and are there many others for sale in the same road?0 -
Busy roads are a major turn off. Pets, children at risk.
What else is on the market locally? Perhaps similar sized house in a quieter location. Buyers will benchmark value for money.
Whilst the house suits you, it may not appeal to a broader audience.0 -
