Giving Notice?

I moved in my house November 2008, signed a years contract, this has not been renewed, just pay the rent each month. Is this a Short Term Tenancy? How much notice do I need to give? 1 month from me or 2 months from the landlord?

Assuming you are in England and Wales, you have an assured shorthold tenancy agreement which became a periodic tenancy automatically once the initial fixed term expired.

The Shelter website gives good information on how to end a periodic tenancy. If your rental cycle is monthly, then you do give 1 months notice but timing is critical because it must expire with the rent period. You can give the month's notice anytime but it's expirty has to be timed with the rental period. Make sure you understand the dates, see the Shelter website for specific information, including an example. Many tenants falsely think they can give a month's notice will which take effect from the moment they give it and are oblivious to synchronising it with the actual rental period.
