Most common type of house survey

We are under offer and expecting contact re someone coming to survey the house. The people buying have most of the asking price as equity but will need around £60k as a mortgage.

The house is Edwardian and we had a full structural survey when we bought it seven years ago (have done most of the work highlighted). My husband's company paid for the survey at the time so it was a good one. Anyway, just wondered if anyone knows the most common survey that people have done.

Had thought about mentioning the one we had done but haven't so far.

  • I'd assume it would be the valuation survey as its the cheapest one, where they just check the house is standing and is worth what you pay for it.

Oh, I do hope you are right! Not that we have anything to hide but a neighbour friend has just had her buyers nit picking over every little thing.

I will not reduce my price, they are already getting it for a song.

For the valuation survey it’s many times been suggested here that they don’t even bother to turn up, just use valuation websites and Google earth. That’s debatable of course!

The next level survey is about an hour long and to be honest, judging by the one our buyer just had done, not value for money. He missed things he should have found and found non-existent things.

The next level survey I’ve heard is three/four hours or so, and is thorough. It sounds like yours is one of those. If your buyer looks like they’re proceeding properly I think I’d share its information with them, pointing out what work you’ve done.

It can’t do any harm and may keep them sweet!
