rehersal studio for musicians

i,m thinking about setting up a rehersal studio for muscianns. i,m looking for warehouse space or industrial sites, can anyone recommend any estate agency or organisation i can contact who have a list of commercial properties i can look at . appreciate help thanks.

    try rightmove, or the property pages of your local newspapers

    there arent really any esate agents who deal in just commercial property (unless looking at agricultural), so just try all the residential property agents in your area

    however there isnt money to be made in hiring rehearsal space, you need to also provide recording facilities/producing to make any sort of profit

    And an engineer who knows what they are doing. Pointless having the kit if the idiot parked behind it doesn't know what compressors are for.

    This can be a very difficult way to make money, so make sure you plan and cost this out well. The building may need accoustic treatment to stop the neighbours complaining. Do you plan to have more than one band in at a time? If so you may need to divide the space up and this will also need accoustic insulation. Add to this the cost of equipment, rent, rates, electricity, heating, advertising and insurance.
    I've seen rehearsal space advertised at under £10 per hour in my area. Whoever is running that must be working for less than minimum wage.

    i am sure we had a thread like this last year.

    unless you are a super-duper sound engineer yourself, and can mix and do wahtever to record and make cds for the local bands, then , no way would this be a prfoitable business for you.

    before i moved my business to a big factory, hubby's band used to pay to practice in a studio, and it was £20 for the whole afternoon, or evening... before that they used to use the local community hall, which i think used to charge them £5....

    with the price of industrial units and rates etc... i honestly dont think this would be viable.... plus you would have to apply for change of use, as must industrial units are b2 which is light industry use


    If you still want to go ahead with the idea, i would drive around the area taht you think would be best suited, and look for the agency letting baords on the empty units.....

    Here's a local studio in Belfast. Bear in mind that they have charitable status when looking at the prices, as they have access to funding from the lottery, Government etc.

    It gives you an idea of what you need to be looking at though, and there's quite a good picture gallery. You could also ring and ask to speak to Rocky. He knows everything you need to and more, and is fairly friendly.
