Advice over how much for first offer???

Hi all,

We are interested in a house that is being marketed at £335,000 and would like some advice as to how low we can make our first offer without being too low, the house was previously on at £350,000 but had no interest, it has been on the market for approx 5-6 months so far. Oh and we have already sold to someone who is letting out their own property so not much of a chain which puts us in a good position. We were kind of thinking £310,000 for first offer or is that too low????
any thoughts appreciated,

    Any property is only worth what you are willing to spend on it.
    The worst that can happen is that you put your offer in and they say no.
    I think you need to figure out what the maximum you are prepared to spend on it is.

    Check house prices sold for the road on rightmove.co.uk or nethouseprices.co.uk or ourproperty.co.uk as these give a good idea of sold prices recently.
  • I would offer £300k if they refuse offer the same on a similar property and keep going until you get a desperate seller, there are plenty out there!
