Can LHA be claimed on a combined house/business let?

Hi guys, brief outline...

a neighbour is self employed, two kids, and currently gets lha. She has to move shortly. She's thinking of taking on the sub post office, which pays a fixed wage of £100pw. There is a small shop which isn't very profitable too. It's part of a house, and the rent is actually £200 less PM than the property she lets at the moment.

It's within the local LHA rates, but I'm wondering if the fact that it's partly a business property would cause any problems?

There will be some deduction for the business part of the property, but I am not sure how it is calculated. I'll try to find out.

Thank you DMG- that would be incredibly helpful. She's been left really short on time thanks to an unhelpful lettings agent who's friend initially wanted the place. :cool:

I'm afraid that I cannot find an answer (though I'm sure somebody else will be able to). I know for HB the amount of rooms used for the business would be deducted from the calculation, but as LHA does not work in the same way I am really not sure. If nobody answers soon feel free to keep bumping the thread until one of the HB Advisors sees it!
