Got a letter from my landlord this morning...

    Abnd as for the poor state of the property...he means that the brass fixing things have come off the fire and the wallpaper has peeled off the wall behind the sofa - it peeled away above the radiator cos of the heat then my kids ripped it up a bit further...was going to repaper it next week if I could spare the money to get wallpaper paste, but I dont see that as a reason to evict me...or one of the reasons anyway!

    ETA: the childrens father doesnt know yet but he is living with his sister and has just lost his job so I doubt he will be able to help - or would want to!

    And yes, I paid the landlord in cash so I guess technically, cant prove I ever paid anything!

    Oh please - a post full of excuses from a very irresponsible woman.

    You say you have no money to spare and claim every week you only have £10 a week to spare. Sorry - let me just take that in - you have £10 a week to spare and you are bringing up two children.

    Have you heard of the following two very important words in life.....SAVING AND BUDGETING - GOOGLE THEM NOW!! Go down to your local library when you can get two hours free internet access.

    Truly shocking that you are in the situation you are and aren't changing it. There is work out there, I defy anyone who can't get a job, there is always something. How can people that come into our country with basic english skills get themselves into supermarkets, cleaning jobs etc and we have a truck load of English whingers complaining they are no jobs?:mad:

    How can you realise you have just missed two months payment? Are you that dis-organised that you can't remember whether £450 month has been paid - you are paying cash and then the LHA is paying it, you haven't got a telephone number for him, no address bla, bla. Staggering situation...I am gobsmacked at your lack of organisation and common sense.

    Sorry but I just can't believe it...

    Sure that should help. Op has already accepted a chunk of blame for her situation. Why not try and help rather than come across as arrogant and opinionated

    It's an open forum and people are entitled to freedom of speech.

    It's my opinion on the situation posted and you are clearly very foolish if you think that all comments should be positive and supportive given the details supplied that explain the situation and predicament posted.

    MsDee I fail to see what your point is...saving and budgeting; I know what they mean and I do budget, hence knowing how much my food bill costs each week!

    As for saving...THERE IS NO MONEY TO SAVE!!!

    If I was sitting here smoking, drinking, going out every weekend, buying new clothes for myself and not giving a you-know-what about the fact I owe rent then your comments would be justified.

    And to whoever asked the question, no,my landlord has not put the deposit in the rent deposits scheme (which I thought by law they were required to do...but I may be wrong on that); at least I asked about it recently and he was very cagey, didnt answer my question and I havent had any documentation to say he has kept my deposit safe.


    ETA: Sorry but what does this mean: "How can you realise you have just missed two months payment?"

    Wasn't suppressing your right to an opinion - I was exercising my right to an opinion about your post and its Daily Mail-esque content and about the English work shy and lumping benefit claimants in together

    I certainly don't think those who have been harsh but provided useful information deserve any condemnation but those who think themselves superior and sneer at others do

    Alasia how old are your toddlers? Just asking as on the clothes front why not check out your local bootsale? I always pick up good quality clothes ranging anything from 10p to 1Pound. My last bargain was a next wool coat for 75p for my 2yr old.It looked brand new too.I do the same with toys, all the pressies for my 2yr old were second hand but she didn't care one bit and I managed to get loads of toys for under a tenner.
    Hope you can sort something out soon.

    You are not "wrong on that" - your LL *is* legally obliged to scheme register your deposit, and give you specific information, as I posted previously.

    Does he arrange an annual gas safety check/certification for this property? (assuming gas boiler/appliances are there)

    Did he provide you with a copy of an EPC ( Energy Performance Certificate) before you signed for the tenancy?

    Perhaps some of the other posters in this thread who seemed to be angered by the OP's arrears situation ( especially those who are also LLs) may care to comment on the OP's LL not meeting the tenancy deposit scheme legislative requirements?

    MsDee, as most of your other posts seem to be about dinner party casserole "disasters" and £5K holidays perhaps you lead a very sheltered life. What is interesting though is the thread where you refer to the tax on a property that you let out and then say

    neas I rent with my partner who works and we do recieve some benefits (LHA - not full amount, CTB - not full amount and I get DLA). The LHA goes into my account and I pay the rent every month on time without fail - I set up a standing order to make sure :p. We are also clean/tidy, keep our LL up to date with anything he needs to know about (one example was when a pipe was leaking in the flat above and causing damage, he was greatfull we informed him as it helped lessen the damage) and pay all other bills on time.
    I hope you realise that people can be different. People can not pay their LL the rent if they are on benefits or working. Just because a person works does not mean they are more likely to pay their rent and just because someone is on benefits does not mean they are going to find any excuse not to pay their rent. You need to realise that. It is the minority of people on benefits that cause problems, it's just the media make it look like it is the majority and people fall for it.

    You can not get LHA without the contract (tenancy agreement). They photocoppy it as proof of tenancy along with bank accounts, other benefits you get (such as CB, JSA etc), wage slips, ID as well as other documentation. Without the tenancy agreement you can't prove you are entitled to LHA, it's quite simple really. The tenancy agreement should state how much deposit the tenant paid and how much the rent is each month (something they will be intrested in as if it is less than the full amount they need to know) and how long the tenancy is for (again something they will want to know).

    you certainly need to produce a document that says you are paying rent and how much it is and for what period.. that document does not have to be a formal Assured Shorthold Tenancy agreement

    They want a tenancy agreement or a rent book or a rent letter stating the length of the tenancy, how much the rent is and who owns the property as basic - most likely they would want more information. Without that you will not get LHA.
