Tree and house - Where to get advice

Just a few more questions and I'll try and get some images uploaded.
The driveway runs down the side of the house at a gentle slope and this water collects where the tree is. I was going to put a small shed here, but I assume that is a bad idea. If I remover the tree will this increase the chances of flooding?
Also, If I decide to do the removal in a couple of steps, when the tree has all it's branches cut and is cut down to a height, lets say two meters, will the root continue to grow outwards,

The roots of a holly spread roughly to the height of the tree. However at 12 foot it aint enormous so you should be OK to chop it down even if you are on clay. Whats the diameter of the trunk? I'm guesing no more than about 4/5 inches? DIY job TBH.

I also have a holly tree and have similar circumstances (except I wouldn't know anything about clay or any other type of soil). Co-incidentally I had just started to wonder whether the roots might be a problem.
So, assuming I chop down this tree do the roots have to be dug out or do they just die or disappear or what?0
