How much LHA will I get (Studio or Flat)

I live in self-contained studio. The studio has a bed/sitting room a separate bathroom and kitchen it's a duplex flat the facilities are all mine and not shared. It's one of these top floor Victorian conversions.
However there is no council tax to pay the rent is 385 pounds all included - water, elec etc. I'm over 25 btw
Will they class this as shared (LHA rate 285) or a 1 bed flat (395 LHA rate) obviously I don't want a big shortfall, and my tenancy agreement says it includes all the bills including council tax.
How do they define this?
Also as all the bills are packaged with the rent, I do the HB people work this out?

If you have exclusive use of more than one room and do not have to share a kitchen, a room suitable for living in or a bathroom or a toilet then the higher rate applies - the rate applied is the "1 bedroom self contained rate".
Obviously it follows that if you do not have exclusive use of more than one room and have to share any or all of a kitchen, a room suitable for living in, or a bathroom or a toilet then you would get the lower shared room rate.
If you are under 25 you will receive the shared room rate regardless of the above unless you fall into a certain category of claimant (eg severely disabled).0 -
Ok thanks. But what about the council tax and other bills being bundled in with the rent? When applying for LHA can you just apply for that I always thought it was a joing app with the council tax? Obviously I won't need council tax benefit. My water bills are also Included in the rent.0

When you apply they will ask you if bills are included so will take money off for them as they won't pay your water bill etc.I'd rather regret the things I've done than regret the things I haven't done.

This is wrong. As long as the utility payments are a condition of the tenancy, they are included in the LHA calculation.Gone ... or have I?0 -
If you work then your income is taken into account so the LHA rate will be the max they paid if you were on a really low income. Higher the income the less they pay0
