Dear>all,
I just opened my hot water cupboard and found all my DIY tools, bulbs and pets medicine stored there soaked from leakage that seems to be coming from somewhere at the top of my immersion tank!! Urrrrrgh!!! :eek:
I saw this thread and have almost decided that I need the valve changed;
https://forums.moneysavingexpert.com/discussion/1519233
But, as I shake my fuzzy brain I seem to recall having exactly the same problem about 5 yrs ago... and somehow I fixed it. Well, I called the plumber and he changed some ball or valve of some sort.
My question is is it normal for the valve to faile after only 5 yrs?? It is getting so expensive to keep this tank, is this what everyone with tank like this going through?
Also, if anyone knows the fee for changing ballvalve / know good plumber in Reading, please let me know!!
Many thanks.

Hi,
Without knowing what cylinder you have (I would assume at this point it's a Fortic type) I don't know if you need a ballvalve washer or a Temp/ Pressure relief valve.
If , as you suggest, it has overflowed why does it not discharge to outside like an overflow pipe normally does?

Ballvalves can let through if they get any grit in them - might be worth fitting a grit filter to the incoming main.A kind word lasts a minute, a skelped erse is sair for a day.0

ball valves certainly seem to be a poorer quality these days. the made in china syndrome eh?
the old uk made brass valves used to last for decades.Get some gorm.0 -

I can't find the overflo pipe! There are only 2 pipes, one pouring water in, and one sending hot water out. Am not sure about this one. Sorry.0 -

Thank you for all the comments. It is actually NOT leaking now, which is exactly the same as 5 yrs ago.
I will watch it and call the plumber who was recommended here, and will get back here to report what was done.
Thank you all again xxx0 -
