Selling advice

Have received much advice on here and many thanks for that. Now, I would be grateful for some advice for my parents.

As I am just about out of their way, and my sister moved some years ago, they are thinking of moving as the house is far too big now for just the two of them.

As someone in the electrical trade I know that without doubt the house needs rewiring from top to bottom. It is three floors, has a loft and in total has 19 rooms so it would be a pretty big job to do, especially if lived in.

There are also certain rooms that require decorating. They have kept on top of the majority of rooms, but some could do with a little bit of tidying up.

What should they do?

I have said it would be pointless decorating because when the rewire is carried out all walls are gonna have chases out of them, all skirting boards will need renewing (the sockets are currently in the skirting which is now against the regs) and most carpets will need to come up to get under the floor boards.

They could always move out, get the work done and then put it on the market. This would probably get them the most money but would be more stressful and cause problems in finding themselves a new home.

Any advice would be great. Thanks

  • Just market it "as is".

    99 times out of 100 the buyers will want to decorate anyway and probably recarpet.

    Let the buyers choose when to redo the wiring and decoration.

    We are just going through our entire house having been here for 3.5 years. Many prefer to live in a property for a while and let the re-design ideas emerge over a period of time.

    Don't mention the wiring and leave the redecoration. Just make sure it's clean. And reflect the work that you know needs doing in the asking price. Perhaps market it as "in need of some updating" or "in need of some redecoration"? :confused:

    OTOH ... if they want top wack, then they need to do the updating and then redecorate. But they might have to do the whole house! :eek:

    Speak to a couple of agents. Get a valuation of the property in its current condition and a valuation (guesstimation) when works completed.

    Then weigh it all up whether it is worth doing or not. Don't forget to factor in the disruption that will be caused to your folks.
