Renting and a CCJ

Hi all I'm new and looking for a bit of advice..
I went to view some flats yesterday through an estate/letting agent, I will be a housing benefit tenant so as a result I will need a guaruntor who is a home owner.. fine I thought, I have one of those... I was however turned away based on the fact that I have a CCJ... £1033 worth(half of which I think is unfair charges anyway).. which I am paying back monthly, issued in June last year. I was told that even if I was employed and even with a guaruntor I'd stand no chance of renting through them based on that CCJ, and was told that most estate/letting agents operate in much the same way... so where do I stand in all this? Is there anyway I can get rid of my CCJ? Will I find it difficult to find anywhere to rent based on the fact I have a CCJ until the 6years is up? What was the point of me having to have a guaruntor... surely they pay my rent if I can't/don't pay it therefore making the fact I have a CCJ irrelevant?!:rolleyes:

Settle it, at least then it will show up as such , rather than showing you still have it.What was the point of me having to have a guaruntor... surely they pay my rent if I can't/don't pay

You have to pay the debt to be rid of the CCJ. The time for arguing about how much and why you owed has gone I’m afraid. The reason that people want references and credit checks is so that the do not knowingly take on someone with a poor history of payment.
When you are checked out you will fall into one of three categories, good credit history, no credit history or poor credit history. It is just common sense that if they can let to a good payer why would they let to someone that they know has had problems in the past?

When you have paid all the money you owe you can have the CCJ marked as "satisfied" if you fail to do this then it will be on record for six years. Hope that helps you.0

Thanks everyone... they required a guaruntor regardless of income, job status, they said they needed that from everyone they let to!:rolleyes:
But I have somewhere that will let to me with my CCJ because my guaruntor pays if I don't/can't so I guess it doesn't matter anymore!
Other estate agents loss is anothers gain... flat I looked at can stay empty/tenantless for another 2-3months lol!:rolleyes:0
