House next door bought for 28k less...

My partner bought his house at the height of the property boom in July 2007. It was on the market for 249k and he paid 243k. 2 weeks later a couple bought the near-identical house next door (which my partner said he never saw evidence of it being on the market). Looking back through house price archives I've noticed that next door paid 215k for their house, literally 14 days after my partner completed his buy!

Their house is an identical 2 bed end of terrace, the only difference is we have a driveway with better access and a conservatory but they have a bigger garden. As far as we know both houses were in a similar condition inside.

I wish I hadn't told my bloke the news - he feels like he's been screwed over bless him. We're both baffled as to why there was such a big price difference, is there a logical explanation to this?

Either your partner overpaid or your neighbours underpaid or a little of both! What are the other land registry sold prices for the street and area, before and after 2007?

They bargained better than he did.

Maybe it was sold to a family member or something like that?

Maybe life is too short to worry over things we can't change.

I'd pay £15k for a driveway and conservatory where two identical houses were concerned. So now he's only down by £13k!

Must be the shortest street in the country if both end terraces are next door to each other.

The theoretical value today is irrelevant (unless you are planning to sell it and not buy another property). It is your home.

The likelyhood is that when your mortgage is finished (in 25 years time??) the value will be totally different to the price that you paid (hopefully higher :)). In the meantime, forget about what you have lost or gained on paper and enjoy it.

Why is it some people buy a new 50K car and lose 30K in four years and don't bat a eyelid?

Nothing new in that. Our house lost 30k within three months after we bought in Sept 1988. 30k then was a lot mare than it is now!

Are you thinking of selling right now? If not, then really wouldn't worry about it - there isn't anything he can do to change it, so no point in stressing.... These things happen all the time! Not just houses either: what people pay for cars and travel also varies HUGELY...

Either someone was better at bargaining or this was a private sale (quite likely).

Best to just move on (mentally).
