You cannot apply for a residential mortgage when you have no intention of being a resident, you need a BTL mortgage. You also need a no-strings deposit - that means your relatives will have to give (not loan) you the capital or you will have to MEW from your existing property (increase the mortgage). A recent CCJ may well stop you getting a high risk mortgage such as a BTL - best to try your current lender.

Why would your house take nine months to sell, is it not priced realistically for the current market? If you get tenants you cannot just move into the property as the tenants will have the right to quiet enjoyment: you living in will change them from tenants to lodgers. If you want to live there make the choice ASAP as you might be able to get a more favourable mortgage rate and may be eligible for the tax free rent-a-room scheme. You should not try to designate an address as your main address unless you actually live there. Any fibs you tell regarding this property could be deemed mortgage fraud.
