Help finding a good conveyance solicitor?

Any advice welcome?

KFH have just quoted me £1600 fees for their conveyance service (tied in with 3rd parties) and this seems quite expensive. That includes everything, set fee and also has about £350 worth of potential HIPS related stuff (LA search and water + Drain) as I do not know if the house has a HIPS pack yet

I am a first time buyer so bet wet behind the ears on the whole process. I also need a solicitor in place by Monday so I can complete my mortgage application.

Are there better options out there? KFH sold the whole "integrated process" line with I guess has value (just not sure how much that value is going to cost)

Any help welcome with thanks.

    That sound slike a lot! what does it cover? You'll def need the LA search if there isn't one but the Water search is up to you.
    Currently studying for a Diploma - wish me luck :)

    £1600 is a lot considering you are exempt from Stamp Duty.
    Ask for a breakdown of costs, this way you can compare quotes like for like. Sadly there are plenty of firms out there that give the rest a bad name. When you are searching for a Solicitor or Conveyancer, you need to ask things like;

    Do you charge for Acting on behalf of my Mortgage Lender?
    Do you charge for completing the SDLT Form?
    Do you charge for ID checks?
    Do you have Online Tracking, and if so do you charge for it?
    Do you provide No Move No Fee, free of charge?

    There are firms out there who will supply all these services for free.

    I'm guessing the property you are buying is Freehold?
    Your typical fees for a Freehold property can range between £250 - £300 + VAT depending on the firm. Anything above £300 is a bit steep in my opinion.

    As you are a 1st time buyer, you are exempt from Stamp Duty up to properties of £250,000, but things like Land Registry are unavoidable. If there is a HIP on the property then you don't have to worry about the basic searches, as these have been paid for by the Vendor. If there is no HIP, then budget for about £170 - £200 for searches.

    I think you should really be looking at About £570 for fees and disbursements, not including searches.

    local search only if HIP is not there or over 6 months old. Postal charge is a cheek as this should be within their legal cost as an overhead of theirs like everything else.

    not £1600k as you said OP.

    the breakdown looks fine, snap it up.

    NEVER pay less than £500 on any sale or purchase, at whatever value or you will get a lawyer cutting corners to still make a profit for themselves.

    OH, and make sure you get a solicitor or someone leally trained, and most people on this website never check and so get a good price, but effectively have a cleaner acting for them....losers
