If I walk into a property and there's the smell of freshly baked bread, my first reaction would be to assume that the vendors are idiots who think they can get tens of thousands of pounds out of me by following some ridiculous advice they read in a low-market magazine.0

Any views on carpets vs laminate floors?
I don't like laminate ( too cold and too noisy) - but can see the virtues for some rooms when small kids are about.
Do like rugs on wooden floors - but that's expensive.
Dirty marked carpets are a turnoff , but neutral-coloured well-kept carpets are warm, softer underfoot and and much quieter than the other two.
I would certainly think twice about buying a flat in a building where the lease didn't require carpets, on noise grounds alone. I suppose a penthouse might be OKTrying to keep it simple...0 -

Laminate flooring seems quite cold in some rooms (eg bedrooms, never understood this). It also seems to mark quite quickly and I'm constantly thinking that it would have to be recarpeted quite soon after moving in.
One house that I looked round (the one with the glass blocks) had laminate EVERYWHERE in the house, apart from the stairs, which were carpeted. The carpet on the stairs was lightish and marked/stained. It didn't really feel welcoming. They seem to go okay. Price is the key factor. Your asking price is definately the going rate for a 2 bed there. There's some crazy people trying to sell their houses who seem to think they can add a hefty mark up on the prices they paid new 18 months ago (did no-one tell them there was already a mark up from the developers and that the market hasn't moved?!)
The town is expanding quite rapidly; a lot of viewings come from people moving into the area, from Brum usually.

A few pet hates from places we have seen ;0)
Really cheap 99p sq/m wood look laminate floors - if you want wooden floors, get proper ones put in and pay the money, dont get the modern equivalent of cheap lino and think its going to add value.
People who think pulling up the carpet and exposing floorboards is a wooden floor - ITS NOT ! - unless your house is very old and has proper wide boards - modern floorboards are just there to make a floor, they arent a decorative feature !
People who put furniture for dwarves in rooms to try and make poky houses look bigger - might work on pictures but not when you get in the house.
But most of all, I'd say whatever decoration is done make sure its done properly - if you arent any good at decorating, pay someone who is ! A few of the modern houses we viewed had been really badly decorated, had overpaint on the woodwork, gouges and knocks in the walls that hadnt been filled, cracking around window frames etc...
TBH I dont really care how a house is decorated as long as its structurally sound - it wouldnt put me off buying if I liked the house as I'd be looking to decorate it to my taste anyway - repainting or papering is cheap enough providing the walls and woodwork are in good condition, its just thinking you'll have to do weeks of prep work before you can even pick up a paintbrush that is offputting.0 -
