I lived next to a railway line for years and found it quite comforting. In fact, although I am not that near one now, when I do hear a train I like it.

We are thinking of moving to a very expensive area (Berkhamsted, Herts) and the only property we can afford there is near the railway line.

You do tune it out though but visitors find it annoying.

Our house backs onto a railway station and like others have said, you get used to the noise and tune it out!the trains going by actually soothe my daughter to sleep :) we do get some big rumbly ones in the middle of the night but I don't notice anymore!

I'd avoid it myself if at all possible. Noise pollution is a big bug bear of mine.

You will easily get used to it- we did . But the occasional maintenance night time sessions woke me up, dreaming of waves crashing on a beach! The price will need to reflect the trains proximity,as that will put a number of people off, and when you come to sell they will have the same thoughts as you are having.
But, you won't mind them at all after the first couple of weeks. They are a far more comforting noise than cars and sirens on a main road.
  • I have decided to go for it!! The trains are London overground electric trains that are surprisingly quiet and no freight stock operates on the line so I'm hoping it wont be too much of a problem

Thank you for all your comments which have been very helpful.

I will let you know how it pans out.

I used to rent a flat that was meters away from the Waterloo East/Elephant & Castle section of line. TBH I never got used to the noise.

I like the flat and may go ahead but my main concern is being able to resell the house and I would like to know how much an issue like this would put people off.

Can`t see any problem reselling, there`s always someone who`ll buy it after all you bought it this time
    maybe!

I wouldnt buy a flat, or flat in hackney, never mind a flat in hackney on a railway line.

Flats - I dont like them. No garden, service charges, neighbours stomping around upstairs and so help you if they put in wooden flooring.
Hackney - People have been saying that hackney is an "up and coming area". They have been saying this for about 3 decades. Its not up and coming. Its a khazi.
Railway lines - Be aware that no matter how quiet the trains are, when a mantainance team arrives at 2am, turns on a few kilowatts of halogen lighting and fires up their power tools to cut through the rails until 5am, when you have that all important meeting at 8am, you will not be able to "tune it out"

Not everyone can afford exactly what they want so they have to buy the best they can with the money they have.

Good luck OP, I hope it all works out for you.
