    2 months notice (to end at the end of a rent period) applies to a section 21 notice. As the tenant is in arrears, the landlord could apply to the courts, quoting one of the conditions which is persistent late payment. You would then only get as long as it takes to appoint baliffs.

    I would advise being polite to your landlord. Point out that he will get paid in full even if late, that you are a good tenant and that he risks hassle and a void if he turfs you out.

    See #20 re Section 8 notice. Very, very unlikely to get possession under these circs.
