Architects fees for plans of house

Wondering how much they charge for doing out plans for a house. Probably 3/4 bed bedroom no more that 1500sq ft.
Thninking of building and know fees would vary but has anyone any idea

    used a guy called adrian think he was east belfast holywood direction...lovely fella....cant for the life of me find a number...anyone know him ?

    I could do with a name of a good architect as well. Again fees for an extension to the back of my house to include large bedroom and bathroom. I have no idea of fees so if anyone has any ideas they would be appreciated. Many thanks

    You DON'T need an architect to draw up plans

    Fees will range from £4-500 upward depending on detail & work involved

    For a 2 storey side extension Im have been quoted £895 and that is after planning permission has been granted at the time I get prints etc, havent been charged anything for rough drawings to submit to planning service

    Hi,
    Architects tend to charge a fee based on a % of the build costs. This can range from 1% up to 6 or 7% depending on the experience of the architect.
    While you don't need one, they are very handy if you are new to building work. They can specify for your builder exactly what you want and help you to resolve issues before your build commences so that you don't end up making costly changes and mistakes further down the line. They are also very good if you are going through planning as the planners and architects tend to speak the same language.
    I can recommend a really good one for extensions and building work especially if you have an older property. We used her services recently and she has been worth her weight in gold.

    We need to apply for planning permission for a new dwelling. We need detailed plans if we are to apply for full plannng permission. It's this that we need an architect for. Also we would be happier if we could get the architect to fill in the application form. People say they know how to answer the questions properly and bascially speak the same language!

    If you think getting the planning permission might be difficult you could get a planning advisor to do the application, rather than an architect. A friend of mine was a planner for the planning department and does this type of work. If you PM me I can give you his number.

    We are doing a 2 storey extension and paid our architect £600 for the first set of plans and a further £600 is due on completion. This is for a 50m2 extension. It sounds a bit dodgy now but he also asked us for £100 (cash) to 'carbon footprint' our plans prior to submission. He said he knows a guy in the planning dept who will run his eye over them to ensure conformity with carbon regs. As it was only £100, we just paid it but he could just as easily have put it in his own pocket. Anyone else ever been asked for this? Getting planning permission was a bit of a nightmare. As it was only a simple extension, we were told it could go through the 'fast track' scheme and would probably take about 6 weeks for approval. It took nine months! We're now underway but had hoped we would be finished before Christmas last year. Here's hoping we're finished by this Christmas!

    Well Polly I think I would deduct the £100 off the balance, as he failed to deliver the fast track promised. And yes you have been "taken on." Did you not get 3 quotes for comparison?

    I know the £100 was a bit of a cheek but we can't really blame him for the inefficiency within the Planning Service. They appear to be a law unto themselves and I hope never to have to deal with them again. We didn't get 3 quotes for architect services but he did come highly recommended by several people who had recently had similar work done. It's not over yet and I'll report back again when the job is completed - if ever!!
