How Long Should it Take ??? pls advise

we are in the process of buying and selling appartently all our buyers paperwork is in order and just waiting for us we have had all searches done structrual, and morg valuation got offer from morg company. we recieved a letter on saturday saying the vendors we are buying off havent formally instructed them yet so they can't sort out contracts.Anyway got onto their estate agents today (apartently they were on on wednesday kicking off on why it is taking so long).now if they instruct their solictors formally now how long do you think it will take to move in We were hoping it would all be done by 11/09/06 to move in then... how likely do you think this is (they arent in a chain as they can rent the property /shop they are buying in the meantime

    i would think it is exceeeeedingly unlikely that you can move in by the date you want. i think it is more likely to be another month or 6-8 weeks, - depending on the solicitors. Why have they not instructed the solicitor sooner ?> are they seriously wanting to sell ?

    Just asked an estate agent and solicitor the same question.
    If all paperwork is in order, no survey delays, you have a pro-active estate agent who chases, you chase, the solicitors for both sides are ready to complete the work fast, they tell me:
    8 weeks for leasehold
    6 weeks for freehold.

    I've done it in 4 weeks from offer to exchange. That involved a really co-operative seller, solicitors x2 and no estate agent. It also included sorting a mortgage out.

    Hi, sometimes these things take a bit longer than expected unfortunately.
    I have sold my present house and am waiting for completion on my new house,.......and waiting........and waiting......and waiting.......
    We were scheduled by the estate agents to complete mid July (15th ish), we have been completely packed since around this date.
    I have two daughters 11 yrs and 6 yrs who, due to the move both start new schools on 4th september. These schools are a long way away from where I currently live and I will find it almost impossible to get them to school if we don't move before then.
    They have had the worst summer holiday ever as all their things have been packed for weeks, we live on a main road so they cant play out easily here and my wife has been housebound dealing with phone calls to all parties involved for weeks. ITS A NIGHTMARE!! (not to mention my wife's 7 weeks off work with no pay to get the kids through the hols and sort the new house out)
    Its now August 29th and we were supposed to exchange contracts today with a view to completion and the move on friday 1st september.Exchange didnt materialise.
    Our main problem is the solicitor dealing with the people above us in the chain. They are very slow to do everything. After 100+ phonecalls and much stress the end is possibly in sight, but if their solicitor stays true to form, this week will probably be just as dissapointing as the last six.14 weeks down and still waiting!!

    what a dreadful summer you have had - when you are finally in, and enjoying your new home, all this will fade into the background, really it will.

    Well what a day its been today!! Finaly the contracts have exchanged, all monies are ready and we have a completion date for September 1st!! Friday we move, at last!!!
    What a weight off my shoulders. I can smile again now :)

    So in answer to the thread's original question of " How long should it take??? pls advise" I can say from experience, if the solicitor isn't on the ball it may take up to 14 weeks as we have just found out, but I wish you a speedy process and hope you complete in much less time than we have. Good luck and enjoy your new property.
