How long selling /buying no with no upward chain?

Hi
Just wondering roughly how long a house sale would take to exchange. We have no upward chain as we are relocating and will be renting out of the area (hence selling) and we have a cash buyer interested in our house?

Average is 3 months, but it varies so much depending on if there is anything wrong with either house, inc searches, and how pernickety the solicitors are. And lots of other factors as well, such as how long the mortgage takes. Can be as little as 4 weeks, so I understand.0

We had a chain of one (we bought an empty house and had ftb for our property) and we managed to complete in 6 weeks and 2 days. I should add that our offer was accepted on 23rd Dec too so we had about 10 days where nothing happened whatsoever (EA and solicitors were shut) - very good going!
It can be done, but it was berluddy hard work from all sides chasing the solicitors and mortgage providers. I was on the phone to solicitors/EA at least once a day, sometimes three/four times - I'm NEVER moving again!!!
Trying to become debt free but this site makes me spend a fortune!!!

we have no upward chain and our buyers want to move in end of july. They viewed 12 days ago and the ball is in their court as we do have a pro active solicitor and handed her all the house info prior to selling,. I will leave all the chasing to our buyers
We will be out of here by first week in july anyway.
All in all, they hope to have it done and dusted in a total of 6 weeks. They`ll be lucky0 -
Hi, the quickest I've ever seen a transaction complete with no chain was 4 days and the slowest over 6 months.
I think its best to be aware that there's no set time limit for buying/selling as there are a load of things that can effect the timings eg. mortgage company, searches, funds, questions and satisfactory answers, holidays etcCurrently studying for a Diploma - wish me luck

Thats very helpful. I was only wondering as we will need to find rented accomodation. Either here before my hubbys work move or there (whereever "there" is) whichever is sooner.0

We had an offer made on our house on 14th April and moved on 7th June. Could have been quicker but we couldn't move the week before. I didn't have to hassle but did do what I neede to straight away.0

A straightforward sale should be done and dusted in 6-8 weeks I would think? We're currently selling our flat to FTB-ers with no upward chain, and had the buyer's conveyancer actually done what they said they had, it should have been completed in seven weeks. Unfortunately it's going to be nearer 12 weeks now, as we're going to be away for a month (buyer and their solicitor knew this from the outset.)0

Our purchase, in similar circumstances to you, took 7 weeks at the end of 2009.
