home extension in Harrow

in In my home (includes DIY) MoneySaving
I have received a planning permission for my home extension double storey rear and side single storey. The total area is roughly 80 sq m.

Ground is 5.5m * 7m and side extension 3.25m*6.5m and rear first floor 5.5m*3m

Is there a rough guide to estimate the building works as I got varying quotes, 60k, 90k and 155k

Some additional major works I included are

1. Rear timber fence 12m
2. Slab Patio
3. Boarding the Loft and Insulation
4. Front wall double brick 5m in length 1m high.
5. Internal works of knocking off one wall
6. Change existing roof tiles.
All help is much appreciated.
