    yep those big milestones hanging round our necks have to go (and not husbands ! :rotfl:but that did make me laugh!)

    am hoping things will get better or at least clearer soon.... but this has definitely motivated me to do something constructive about clearning the mortgage as soon as possible!

    Its hard to hold onto the fact sometimes that everything will work out- I know it will, it always has a way of doing it...! just need to remember that!

    glad all is ok for you now..hopefully I can look back in a years time and be in a very differnet place (and with a lower mortgage! :D)

    on the up side have been doing well with the shopping and going down a brand or two...will be good to see how much we are saving over the next few months

    managed to subsrcibe to a few threads!!
    does anyone have any suggestions for good MF tactics whilst living on one income?
    I know others are moneysaving on one salary and for the moment that is the situation I /we are in...so any hints and tips or things I may not have thought of much appreciated!!

    Hi Deleted_User, I am a bit tipsy after work do but will try and make some comments...

    regarding the mortgage - it sounds like it is a financial decision whether/when to keep. I would put it into black and white i.e. figures as to how much paid for property, mortgage, rental income, sale value. I would get proper valuations for it (before any work, and also check whether it is worth you doing any work to it). Sometimes seeing the hard sums helps make the decisions for you. If you are currently paying to subsidise it, it is not a good rental option, although as you say it may be worth more rentally on the open market. If you are paying less off the capital than you are personally subsidising it (see that complicated calculator I left a link too) then you have to question whether it is worth it... like I said, seeing the figures in black and white will help, whether you choose to post them here as well is up to you.

    Also, am I right in thinking you have CGT to consider if you don't sell it by 2012?

    Have more comments on general post, but will leave till tomorrow when feeling more :D.
