invoice from property management company

hiya folks,

We recently received an invoice from our property management company with an item for "clearing away debris" from excavation works, which was carried out by a 3rd party contractor.

They simply presented us with a total. They didn't bother to include:
1) hourly rate
2) man hours
3) actual dates of work.

Surely, as a property management compnay, they should be providing the above detail as a matter of course?

I want to tell them to stuff this bill until they provided us with detailed information on how it was all carried out...If they can't do this, then how can they know whether the hourlyRate was fair, or even when the contractor turned up to do the work.

Any advice appreciated.

ta,

yogi

Too vague! Are you saying that you are a landlord and have a property management company looking after one of your houses?

I don't see why the OP's post is too vague?

yogi, who is the property management company? Request further information from them regarding the bill, and then if unreasonable you can challenge it (at Tribunal if need be).

The Leasehold Advisory Service is very helpful.

Of course it is. What kind of Property Management company is it? Is it an agent looking after a property on their behalf? Whom they have signed an agreement with to look after the tenants and the property? Why would a third party bill them?

Or maybe they live in a property and they have to pay a monthly management fee to a Property Management Company? In which case a job has been carried out by a company and they have to pay a bill, which quite rightly they can question?

    hiya,

I own the flat and we have a property management company.I'll challenge the bill.As I say, they should have provided a detailed report as a matter of course, otherwise, how can they have any idea of a competitive hourly rate?

Perhaps it was a fixed price job.

Maybe they got many quotes and this was the most competitive.

Whatever... Ask them for some sort of justification, sure.

    hiya,

Yes, they're now going to ask for the man hours and hourly rate for the quote. In the meantime, they accept the fact that I won't pay for this particular bill until they give me this information.

    Thanks all.

Yep, what the OP wrote was very simple to anyone with half a brain.

OP, it is good to hear that you are challenging the bill, all too many people allow management companies to charge whatever they want without question. Let us know how you get on.
