    It is the norm for a tenant applying for private accommodation to complete a comprehensive application form to provide details about the applicant, whether they have CCJs, their previous addresses/landlord, employer, next of kin, national insurance number, date of birth etc. Is that the type of form you are referring to?

    We have the same issue with our son who is going into his 2nd year at uni. The house he wants to share with 5 others has joint and several liability.

    We are trying to find out if it's possible to get insurance for this, does anyone know?

    University Students' Unions have Advice Centres exactly for this purpose. You can take all of the papers from the letting agency, they check you and advise of rights and responsibilities. I work for one of these, and we frown upon requests for guarantors. It would be better to look for a new property with friends, and as it is quite late in the day now, prices will be negotiable as Landlords want to shift properties.

    I've noticed that Students' Unions are against Guarantors. I'm glad someone is standing up against requests for them, especially in joint tenancy agreements.

    My friend's Students' Union runs its own Letting Agency which does not request Guarantors from students. More SUs should think about setting one up, it's an income generator and gives a greater protection to Students.
