Cost of rewiring & rePlumming 1940's house?

We are buying a 1940's house that's in its original condition. (3 bedrooms, bathroom, kitchen and 2 reception rooms).

The house has the original wiring in place with sockets that have been added on over the years. i would like to get the house rewired, can anyone give me an idea of cost?

THe plumming is in tyhe same state, where there are pipes running all over the walls in the kitchen and bathroom. Central heating and a emersion heater has also been added over the years. What sort of cost would it be to have all the pipework replaced?

    depends whereabouts you are..I'm in N.Lincs and was recently quoted
    £1500 for fusebox and rewire of a 3bed semi..No limit on number of sockets either.

    new gas central heating may cost £2500-£5000 depending on the size of boiler, size of house/number of radiators needed and length of pipe runs. I think £1500 is exceptionally cheap for this amount of rewiring.

    Just bought a 40's 3 bed semi in its original state and had it rewired at a cost of 2K. This included unlimited number of sockets, shower cable, cooker cable,wiring for an alarm, new sockets and switches throughout. One word of warning is that it is a messy job which can take some time to put right, especially if there is a lot of chasing out to be done. We had a chap do it as a foreigner and did most of the work in the evenings and weekends but did provide us with certificates. The only problem with this is that it took nearly 3 weeks to complete (fortunately we werent living in the house). On reflection i would have rather paid a little extra and got it done much quicker.

    Just about to get the current boiler replaced with a combi and this i likely to cost 2.4K excluding new rads and pipework as these seem to be ok.

    If your house is anything like ours (needed a complete facelift) i would strongly recommend getting both wiring and heating in place before you even consider any decorating.

    Its a costly process but is likely to save a lot of money in the long run. We allocated 5K for both heating and electrics and it looks like we will come in under budget.

    As with anything, get several quotes before commiting. Both jobs require specialist tradespeople and unfortunatly they know it. Our plumber has openly admitted that he will make 1K from fitting our new boiler for 2 days work and i am pretty sure the electrician was not far off that kind of profit margin either, however, if these jobs need to be done - what can you do?

    Good luck finding a reliable plumber, it has taken me over a month to get just 2 quotes despite at least 10 telephone calls.

    We have a 1930's 4 bed semi in London. Got it rewired for about £2400 two years ago. Had quotes ranging from £2200 to £3600. Best way to compare is get a few quotes.

    We also replaced all central heating(rads, pipework, Water tank (hot & cold) & boiler. Eventually did it for £4200. However got quotes for £7500(BG vat is killer for big companies), £5200 (an independant). Best to go to the corgi gas safetely web site youy type in your postcode and it gives you a list of plumbers. Again get a few quotes and this is the best way to gage the costs.

    I doubt pumbing would have to be replaced. However regards wiring it's all about whether the lighting circiuts are two ro three core(with or without an earth.) Also may be worthwhile getting an uptodate fuseboard.

    you will need certification of proof of compliance with building regs on these jobs - do make sure your contractors do this, as if you do not get them, you will encounter problems, and costs, when you come to sell.
