    For future reference, next time you don't have to sign a new contract when your first one ends. just stay in the property one day beyond the fixed term and you become a periodic tenant. Same rent, same terms except it continues until either you or the landlord give the other notice (you 1 month, LL 2).

    No agency fee!

    I'd agree with Silvercar's interpretation of what seems to be a very badly worded tenancy agreement. As you note yourself Unknown, even the wording on the rent is ambiguous. "£585 per 11 months" sounds like a bit of a bargain to me :wink:

    Make an appointment to see the tenancy relations officer at the local council ( Private sector rentals) - take your tenancy paperwork with you.

    As a previous poster has said, notify all repairs issues in writing to the LL /LA and keep a copy of your letters. Your LL cannot simply pick and choose which repairs s/he will do - he has what are called Section 11 repairing obligations under the LL and T Act 1985. The TRO can liaise with the LA/LL on your behalf if necessary.

    Thanks guys this information is great.

    By chance are their any letters around that are templates for repairs? It would be effective for having quotes with the acts in etc. =)

    I can always scan the agreement in if someone wanted to interpret the whole thing heh.

    *I just recalled them never forwarding the boiler service record either like I asked. THAT was a pain in the !!! to get sorted!*

    A bit off topic but have you checked your brother is claiming all the benefits he is entitled to now he is on short hours? As adults you should be viewed separately and not expected to support one another even tho you are related. Even if he gets a little help with the rent and/ or council tax it should take pressure off you.

    As far as reporting repairs, I would simply make a bullet pointed list and politely ask for this to be attended to ASAP, send the letter recorded delivery. It is not your job to point out the legal aspects - if you get no joy you should go to Environmental Health who can enforce repairing obligations. The letter is more about proving that you have informed the landlord than actually getting action as it sounds like he is a waste of space!

    Thanks to all for your input.

    They have repaired the toilet today!

    2 more things left to go.

    Annoyingly they did not tell me when someone was coming around!!! I've told them to let me know in advance so the house can be ready and I wouldn't be sat in my boxers >.< (Had just got home from work when they let themselves in!). You'd think they could do a simple thing!
