survey done- need help on some things it picked up on

hi ,just had my survey report back and there are things on it which i am not sure about.
1. slight dampness in kitchen corner adjacent to the party wall.it is possible rainwater is percolating from the next door conservatory.
2. the first floor is of suspended timber construction. we noted some evidence of slight deflection which is probably a result of initial settlement and unlikely to cause further problems, provided the floors are not overloaded.
3. in places, the external ground level is less than 150mm below the correct damp proof course level. the ground level should be reduced and paving re-laid as necessary.
4. the fuse box is of an older rewireable type.it is in working order but does not comply with current requirements and should be tested.
5. the pipe work for the central heating system is of microbore arrangement.
the narrow pipe needs regular flushing.the boiler is dated and is likely to have a limited life expectancy. it is recommended the system is tested and overhauled.
6. there is a dilaidated timber shed. confirmation should be obtained as to whether this will form part of the shed.
is there anything i should be concerned about, the general report seems ok but i do not know about the above points. with the shed i know it is old but i do not know the term they use about it forming part of the shed.

    i would not worry about any of it. the surveyor is covering himself in many respects - your central heating is old and will need replacing sometime; your wiring is dated, and your lender may require an electrician's report, and a damp report.

    (1) for all damp issues, check out rainwater goods first, to see if rain is not being drained away but pouring down walls instead - so check neighbours conservatory guttering first. (3) make sure air bricks at ground level on the outside of the property are fully exposed and not covered up
