FTB help.. worried

Hope someone can help me and give me some advice...FTB buyer...

I found a terraced house (in croydon) it's a "3 bedroom mock Tudor style home"
(Tudor is it good or bad?)

RECEPTION 1: 18'5 x 10'11 (5.61m x 3.33m)
RECEPTION 2: 9'7 x 8'3 (2.92m x 2.51m) (extension)
FIRST FLOOR BATHROOM and GROUND FLOOR BATHROOM (extension)
KITCHEN: 12'11 x 8'8 (3.94m x 2.64m)
BEDROOM 1: 11'4 x 10'4 (3.45m x 3.15m)
BEDROOM 2: 10' 11 x 6'9 (3.33m x 2.06m)
BEDROOM 3: 8'0 x 6'1 (2.44m x 1.85m)
GARDEN: 50' (15.24m) & off street parking

situated in a cul-de-sac location within 1/4 of a mile from Tram and bus stops.
on the opisite of the house you have a green area no houses which is nice.
the house condition is not bad you can live but its not excellent.

asking price £219.950 in the end they have now agreed for £213.000.
But now im confused and worring if im paying too much!!!! ????:confused:




On the same road one end-terraced house went for £185,950 in the last 2 months
which is "Extension potential subject to planning"
that one doesnt have 2nd RECEPTION and 2nd bathroom

Another house went for £205k its terraced
that one doesnt either have 2nd RECEPTION and 2nd bathroom but
have a large 17'4 X 9'2 CONSERVATORY.
the house is in excellent condition mordern fitted kitchen.

  • Sounds like a v.good price to me. My Mum and Dad live in Mitcham and had a valuation of their 3-bed terraced a couple of yrs ago at £225K.

    can I ask what part of croydon it is. I live in Croydon and some areas are not so good, hence I am escaping. The second bathroom will increase the cost by loads imo.

    The size of reception 1 is great considering you have a recpetion 2

    It's under Sutton borough but with Croydon address. (CR0 3)
    Between Croydon and Mitcham border in the beginning of Beddington Lane.

    Some people i know says Sutton borough is better than Croydon.
    Better schools and service... true?
  • I don't know that there is an awful lot of difference. One borough in London seems very much like another to me with pockets of lovely places. I lived in Mitcham for 30 odd years (born there decided to go to coast when kids became school age). Schools got really bad by the time we left, loads of drugs and the like. I would still say that £225k is a good price for a 3 bed semi in aany area of South London. Our 3 bed semi in Hastings is worth that and prices are 20% lower down here.
