I am in a simiar situation and my solicitor doesn't seem to know much so he thought insurance was the easy option but having researched further, I now believe that although many parishes still remain liable, it's best to do a full search to find out if your property is individually affected. I found chancelrepairsearches.co.uk really helpful. I had the full search done with lots of information and it confirmed that confirmed that the parish was not liable and neither was my proposed purchase...At least I know for sure with or without insurance. I reckon the insurance companies are making big bucks as the chancel check only reveals the boundaries and it's easy work for the solicitors just to take out insurance. Get your solicitor to do the full search to find out the real situation with regard to your property. I used chancelrepairsearches.co.uk because they don't sell any insurance and was impressed with the report. The short check is not worth it as it is not an accurate answer. The trouble is no one challenges these short searches. I also wonder whether any insurance company has actually yet paid out for any repairs??:money:If you do a full search, make sure you go to an expert who will provide documentation to validate the final result.0
