    Make it a written letter, preferably with some kind of proof of postage. You want to start an official timeline for him being notified.

    I would, but as I mentioned he doesn't open his mail. He even has recorded delivery notices in the pile of mail which he passes every morning! Thanks again.

    If he chooses not to open his mail, that's his problem.

    If he chooses to take the mickey out of your friendship by failing to prevent damage to your flat, that's also his choice.

    If he then chooses to ignore anything formal, that's his problem.

    He can't ignore the CCJ and bailiffs if you wanted to pursue it and it got to that stage.

    Any letter-writing should be done by your landlord I would have thought: he's the owner and it's their property being damaged. AND they should point out that any remedial repairs which might need to be done will be charged to this top-floor bloke as well. I think your landlord should also pay a personal visit and impress on him in the strongest terms possible that this needs to be resolved tout flipping suite.

  • So, asking him nicely isn't working, writing is a waste of time as he doesn't open mail and you don't want to make it official for fear of offending him. All that's left is telepathy.

    Or.... Invite him in, show him the damp and explain that you are going to have to pass it on to the LL unless he acts quickly. If he doesn't, you will have to.
