    Thanks - it is a new boiler that was serviced this year, so hopefully it will be ok... Definitely want to get service record though.

    honestly that doesn't sound so bad... you should have seen my homebuyer survey - you would have thought the place was falling apart or a death trap!

    They put in the Critical section on ours that our stair banisters had to be changed because they have gaps of more than 100mm in them and therefore a child could trip. Since this is a 1965 house its standard and we don't even have children yet.

    Do get your solicitor to raise the window certificate issue but thats about it that I would worry about.
